Listing & Conduct Rules

1. Purpose
These Listing and Conduct Rules govern how properties are listed on playrippl.homes and how all parties — buyers, sellers, renters, investors, and agents — are expected to engage with our platform and team. These rules exist to maintain a fair, transparent, and respectful experience for everyone.
2. Listing Accuracy
All property listings submitted to or managed by playrippl.homes must:
- Accurately represent the condition, size, location, and features of the property.
- Include only current, up-to-date photography that genuinely reflects the property's present state.
- Disclose any known material defects, legal encumbrances, or pending proceedings related to the property.
- Not include misleading pricing, staged-only imagery presented as current condition, or exaggerated descriptions.
3. Fair Housing Compliance
playrippl.homes strictly adheres to the Federal Fair Housing Act and all applicable state and local fair housing laws. All listings, marketing, and client interactions must be free from discrimination based on race, color, national origin, religion, sex, familial status, disability, or any other protected characteristic under applicable law.
4. Buyer & Renter Conduct
All prospective buyers and renters engaging with playrippl.homes agree to:
- Provide honest and accurate financial and personal information during inquiries and applications.
- Treat all properties visited during tours with respect — no damage, no unauthorized photography beyond personal use.
- Not contact sellers or landlords directly unless expressly authorized by playrippl.homes.
- Honour scheduled appointments or provide at least 24 hours' notice for cancellations.
5. Seller & Landlord Conduct
Sellers and landlords listing through playrippl.homes agree to:
- Provide complete and honest disclosure of all known property issues.
- Not list a property simultaneously with competing agencies without prior written consent.
- Make the property reasonably accessible for approved showings and inspections.
- Respond to offers and inquiries in good faith and within a reasonable timeframe.
6. Agent Standards
Any agent or representative acting on behalf of a client through playrippl.homes must:
- Hold a valid, current real estate licence issued in the State of Texas.
- Act in the best interest of their client at all times.
- Adhere to the National Association of Realtors® Code of Ethics.
- Not accept undisclosed referral fees or commissions from any party.
7. Communication Standards
All communications facilitated through playrippl.homes — including messages, emails, and calls — must remain professional, respectful, and lawful. Harassment, intimidation, misrepresentation, or abusive language will result in immediate removal from our platform and may be reported to the appropriate authorities.
8. Cancellation & Withdrawal
Sellers may withdraw a listing at any time prior to an accepted offer, subject to any signed listing agreements. Buyers may withdraw an offer prior to seller acceptance. Once mutual acceptance is reached, withdrawal may be subject to contractual penalties as outlined in the purchase agreement.
9. Enforcement
playrippl.homes reserves the right to remove any listing or restrict access to any user who violates these rules. Decisions regarding violations are final at the sole discretion of playrippl.homes management.
